Short and Long Stay Serviced Accommodation

What are the differences between serviced and non-serviced rentals?

The demand for serviced accommodation appears to be expanding every year and although the market is susceptible to slight seasonal fluctuations, there is a constant demand for properties to meet the needs of:

• Leisure/City Breaks
• Academic, Medical & Business Professional
• Consultancy or Training Personnel
• Temporary and Interim Placements
• Relocation (UK and International)
• Housing requirements due to repairs from fire / flood damage & home renovation
• Visiting friends & family
• House/Job hunting in the area

Serviced lets are seen as an excellent, comfortable and cost effective alternative to Hotel / Bed & Breakfast accommodation. The average length of stay for this type of let is approximately three weeks, but demand can range from one week to several months.

Many visitors appreciate the fully inclusive rental rates provided allowing them the freedom to enjoy their stay without worrying about utility bills, council tax and other hidden costs. Landlords also do not have the worry of unpaid bills and transferring names on accounts on a regular basis.

With weekly linen and towel changes and cleaning services available, tenants can free themselves from some chores that could otherwise disrupt their stay. Landlord's benefit from the property being checked weekly keeping them secure in the knowledge that their investment is being cared for.

Non-Serviced rental accommodation
As part of our service landlords can register their properties for both non-serviced rentals where the rental rates either include all of the utilities, just like a serviced let but the tenants do not receive the weekly linen and towel changes, or cleaning services, or for traditional long lets where the property is let to the tenant exclusive of any servicing or utilities. However as our properties are all fully furnished and fully equipped we are able to achieve a premium rental rate for the properties over traditional furnished properties with other high street agents.
